Transparency is at the heart of everything we do—especially when it comes to how we’re regulated. We want to ensure you have peace of mind when choosing us to extend your lease. You may know us as Zero Down Lease, which is our trading name for a group of companies comprising Leasehold Services Ltd and its subsidiaries Leasehold Solicitors Ltd and Leasehold Finance Ltd. Negotiating the best deal for you

Leasehold Services Ltd is regulated by the Royal Institute of Chartered Surveyors (RICS number 884901) which governs how we carry out valuations and negotiate premiums when extending your lease. We've successfully saved our clients over £1,000,000 on their lease extensions, whilst maintaining the strict professional standards required by RICS. This means you’ll get a great deal, backed by proper expertise and regulatory oversight. 

Backed by SRA-regulated solicitors

Our qualified solicitors at Leasehold Solicitors Ltd will handle all reserved legal work. They focus on the complex legal aspects of your lease extension like negotiating the draft lease, registrations at HM Land Registry and filing to Court or Tribunal. Leasehold Solicitors Ltd is authorised and regulated by the Solicitors Regulation Authority (SRA No. 8011038). The work is backed by £3m of professional indemnity insurance (a copy of which is available here). Plus you have access to the Legal Ombudsman for complaints and are eligible for cover from the SRA Compensation Fund

Leasehold Services Ltd is also regulated by The Property Ombudsman Scheme (Membership Number: 26260), the UK’s largest Government approved property regulator. Your lease extension will benefit from dedicated support from start to finish ensuring your case is handled professionally. You will be updated on a regular basis. If you ever have any concerns about our work as property professionals, you’re protected under The Property Ombudsman’s robust dispute resolution framework. How we make it more affordable

Some people can't sell or remortgage their property due to it's lease, but extending their lease costs thousands they don't have. If that's your situation, we've got you covered (subject to eligibility). Leasehold Finance Ltd, one of our group companies, can fund your lease extension, and you simply pay us back when you sell or remortgage. Leasehold Finance Ltd is not authorised or regulated by the FCA. However, it is registered with the FCA as an Annex 1 Financial Institution for anti-money laundering supervision (Firm Reference: 1024784).

How we keep your money safe

Any client money you pay for your lease extension is held in Leasehold Services Ltd’s RICS-protected client account, which is insured for losses up to £50,000 per customer. This is further supported by Leasehold Services Ltd's professional indemnity insurance which covers up to £1 million per claim, ensuring you and your money is always protected. Protecting you from financial crime

Leasehold Services Ltd is registered with HM Revenue & Customs for anti-money laundering supervision (Registration Number: XZML00000204409). This means HMRC requires us to carry out comprehensive identity checks and maintain robust processes to prevent financial crime. All companies of our group are registered with the Information Commissioner’s Office (ICO) (Number: ZB327870, ZB841421, ZB841423), meaning we follow strict data protection laws to safeguard your personal details. How you're protected at every step

Your lease extension will involve separately regulated companies, each with different protections. Leasehold Services Ltd is regulated by RICS and covered by The Property Ombudsman. Client funds are only held by Leasehold Services Ltd and in a RICS-protected account. Leasehold Solicitors Ltd is regulated by the SRA and covered by the Legal Ombudsman and SRA Compensation Fund. It does not hold client money. Leasehold Finance Ltd is not authorised by the Financial Conduct Authority; it is however registered for anti-money laundering. Any finance provided does not have cover from the Financial Ombudsman Scheme or the Financial Services Compensation Scheme.

Zero Down Lease is the trading name used by Leasehold Services Ltd and its subsidiaries Leasehold Solicitors Ltd and Leasehold Finance Ltd, all registered in England and Wales.
